Let’s clear this up, because it can vary a lot.

  • Direct beach access means you can walk from the property onto the sand, often via a private path or steps but sometimes across a coastal road (door to sand only takes a couple of minutes) . 

  • Near the beach could still mean a five- or ten-minute walk - lovely, but not quite the same.

  • Sea views can be misleading - just because you can see the beach doesn’t mean you can get to it easily.

That’s why I always double-check listings before recommending them. I only suggest properties with true direct beach access when that’s what you’re after - no surprises on arrival.

Cornwall
Packed with variety - from big sandy beaches like Perranporth to quiet coves like Port Gaverne. There’s surf for teens, coastal paths for walkers, and charming spots like St Mawes and Mousehole for leisurely days out. Great for all ages, with lots of family-friendly beaches and restaurants.

Devon
In the north, you’ve got surf and wide beaches like Saunton Sands and Woolacombe. In the south, places like Salcombe offer calmer waters, boat trips, and easy coastal walks. Devon works brilliantly for mixed-age groups - plenty of space, great pubs, and lots of simple outdoor fun.

Dorset
Home to the Jurassic Coast, Dorset blends history, beauty, and brilliant beaches. Lyme Regis is full of character (and fossils), while spots like Studland and West Bay have flat, easy-access beaches. Perfect for relaxed holidays with grandparents, toddlers or anyone in between.

Wales
The Pembrokeshire Coast and Gower Peninsula offer wild beauty and quieter shores. Big beaches, rockpooling, and miles of coastal trails. Ideal if you want space, nature, and a bit of everything - without the big crowds. Great for active breaks with all generations.

Scotland.
For a remote, unplugged feel, Scotland’s west coast and islands deliver big skies, white-sand beaches, and stunning walks. Perfect for adventurous families and groups looking to slow down and soak it all in. It’s peaceful, spacious, and full of wow moments.

When to Book (and Why Sooner is Smarter)

Holiday cottages with direct beach access are in consistently high demand - especially the standout ones. The most sought-after properties often book up 9 to 12 months in advance, particularly for school holidays, summer breaks, and bank holiday weekends.

Even in quieter seasons like spring or autumn, the best-located homes - the ones with serious style and true beach access - don’t hang around for long. If you’ve been eyeing up something that looks like it belongs in a design magazine, chances are someone else is too.

Cornwall is the classic choice - iconic coves and some beautiful clifftop properties. But I also love the North Norfolk coast for its wilder, emptier beaches, and the Gower Peninsula in Wales for a real sense of remoteness. Scotland's west coast is extraordinary if you embrace unpredictable weather.

Is it worth paying extra for direct beach access?

For me, absolutely - especially with children. Not having to load up the car or walk 20 minutes with beach bags and reluctant toddlers changes how the whole week feels. Waking up and being literally steps from the sand is worth the premium.

How far in advance should I book a beach cottage?

For school summer holidays and August bank holiday, I'd be looking at least eight to twelve months ahead for the best properties. Easter and half-term weeks also go quickly. If you have a specific area in mind, the earlier the better.

What should I look for when choosing a beach cottage?

Beyond the beach access itself, I always check: which direction does it face (south or west-facing means afternoon sun), is there outdoor space, what's the parking situation, and are there facilities for rinsing off wetsuits and sandy dogs?
